Independent Living Residents may qualify in three different income categories:
I. MARKET (non-subsidized)
For individuals with incomes over $38,580 and couples with incomes over $44,100, monthly rent is $1,075 for a studio apartment and $1,300 for a one-bedroom apartment.
II. SECTION 8 Rental Subsidy
To be eligible for Section 8 rental subsidy:
- An individual’s income from all sources, including income from assets, cannot exceed $32,150 per year*.
- A couple’s income from all sources, including income from assets, cannot exceed $36,750*.
All section 8 rental subsidy comes from the Boston Housing Authority; applicants to The Foley must apply and be eligible for the BHA priority 1 list for leased housing (a voucher).
Monthly rent will be 30% of the individual’s income.
III. LOW INCOME HOUSING TAX CREDIT (LIHTC) Restricted Rent
To be eligible for LIHTC restricted rent:
- An individual’s income from all sources, including income from assets, cannot exceed $38,580* per year.
- A couple’s income from all sources, including income from assets, cannot exceed $44,100*.
Monthly rent is $925 for a studio apartment and $990 for a one-bedroom apartment.
Income limits effective 5/14/10. Limits change annually.
ASSISTED LIVING RESIDENTS may qualify in five different income categories:
I. MARKET (non-subsidized)
For individuals with incomes over $38,580 and couples with incomes over $44,100, monthly rent and services is $3,150 (1,075 rent plus 2,075 nursing services) for a studio apartment and $3,350 (1,300 rent plus 2,075 nursing services) for a one-bedroom apartment. Additional person in unit pays $540 if independent, $855 if assisted.
II. LOW INCOME HOUSING TAX CREDIT (LIHTC) Restricted Rent
To be eligible for LIHTC restricted rent:
- An individual’s income from all sources, including income from assets, cannot exceed $38,580* per year.
- A couple’s income from all sources, including income from assets, cannot exceed $44,100*.
Monthly rent for a studio apartment is $925 and $990 for a one-bedroom apartment which includes case management, one meal per day and 24 hour emergency response. The service fee for assisted living services; two additional meals per day, SAMM, assistance with the activities of daily living, weekly housekeeping, weekly linen/laundry service and other services included in your Care Plan is $1,290 for an individual. For 2 person householdsin which both individuals are receiving supplemental assisted living services, there will be a discount on the service fee. The second person will pay $855 or the MassHealth benefit.
III. GROUP ADULT FOSTER CARE (GAFC) and SSI (category G)
To be eligible for group adult foster care and SSI-G, an applicant must:
- Have an gross annual income below $13,776 (effective 1/1/10)
- Have a medical condition or physical limitation that requires assistance with at least one activity of daily living, such as assistance with bathing or dressing;
- Have a physician's authorization confirming the above condition; and
- Have approval from the aging service access point (home care agency).
Eligible individuals’ incomes will increase to $1,128 or $1,148 per month and will retain $125 per month from their SSI-G benefits for personal expenses. They pay $925 for a studio or $990 for a one-bedroom as their apartment rent which includes case management, one meal per day and 24 hour emergency response. The service fee for assisted living services; two additional meals per day, SAMM, assistance with the activities of daily living, weekly housekeeping, weekly linen/laundry service and other services included in your Care Plan will be paid directly by MassHealth.
IV. SECTION 8 Rental Subsidy
To be eligible for Section 8 rental subsidy:
- An individual’s income from all sources, including income from assets, cannot exceed $32,150* per year.
- A couple’s income from all sources, including income from assets, cannot exceed $36,750*. All section 8 rental subsidy comes from the Boston Housing Authority; applicants to The Foley must apply and be eligible for the BHA priority 1 list for leased housing (a voucher)
The monthly rental fee will be 30% of the individual’s income which includes case management, one meal per day and 24 hour emergency response. The service fee for assisted living services; two additional meals per day, SAMM, assistance with the activities of daily living, weekly housekeeping, weekly linen/laundry service and other services included in your Care Plan will be discounted to $774 (60% of the current subsidized service fee of $1,290 per individual per month). For couples that are both receiving supplemental assisted living services, there will be a discount on the service fee for the second person.
V. In addition, please inquire about the Senior Care Options (SCO) Program, another choice in assisted living for an applicant whose annual income does not exceed $24,264 (or $2,022 per month).
